Modified Bitumen (MB) is a type of “rubberized asphalt.” It is an evolution of the traditional built-up roof (BUR) and is known for its extreme thickness and redundancy.

When to Use Modified Bitumen:

  • High Traffic Areas
    If your roof has heavy HVAC equipment that requires frequent servicing, MB is the best choice because it can withstand more foot traffic and physical abuse than thin membranes.
  • Multi-Layer Security
    We typically install MB in two or three layers (base sheet and cap sheet). If the top layer is punctured, the base layers continue to protect the building.
  • Granule Surface
    Like shingles, the top layer of Modified Bitumen is often coated with ceramic granules to provide UV protection and a variety of color options to match the building’s trim.
